Extensions and loft conversions, priced line by line before we start

Most extensions come in between £66,000 and £144,000, and most loft conversions between £54,000 and £90,000, including VAT. Where you land depends on size, whether it's one storey or two, and the specification. Every quotation is for the full job to a plastered finish, with kitchens included where you'd like us to supply them. Decoration and any bespoke kitchen are the only things usually left to you. You'll see the full itemised breakdown before you commit, and unless you change the scope, that figure holds.

We take a 10% deposit at the start and the rest in stages as the work progresses — you're never paying far ahead of what's actually been built. Unless you change the scope, the quoted figure is the figure you pay.

It depends on the job, and we give you a realistic schedule with a start and finish date before we begin. Because Jason runs a small number of projects at once, yours gets worked on continuously rather than left while crews are pulled elsewhere — which is why our builds tend to finish quicker than clients expect.

Often not — many single-storey extensions and loft conversions fall under permitted development. Larger schemes, double-storey extensions and mansards usually do need permission. Jason tells you exactly where you stand at the first site visit, and can arrange drawings, structural calculations and building control sign-off if you don't already have them in place.

Jason Berry, personally. He visits your home, prices the job, manages the build day to day and hands it over. With 15 to 20 projects a year, he's genuinely on each one, so you're not passed to a foreman once the deposit's paid.
